Insulation without air sealing is like wearing a warm coat full of holes. It’s a line we use across our service pages because it holds up everywhere, but it’s especially true in a city like Milwaukie, where the typical home was built around 1967, decades before current energy codes existed. A lot of that housing stock, roughly 68% of it single-family detached homes according to the Oregon Housing Project, was built with minimal insulation and no real air sealing strategy at all.
What that means day to day: drafts near baseboards and outlets, rooms that never quite match the thermostat setting, and a furnace or heat pump working harder than it should to keep up. Adding insulation alone doesn’t fix that if the air sealing underneath it was never addressed. We treat the two as one job because that’s how building science actually works.
Our crews handle attic insulation (blown-in cellulose or spray foam, depending on the space), wall cavity insulation, floor and crawlspace insulation, crawlspace encapsulation where moisture is a factor, and air sealing around outlets, windows, plumbing penetrations, and ductwork. We diagnose before we recommend: a blower door test measures how much air your house is actually losing, and infrared imaging shows us exactly where insulation is missing or has settled over time, rather than guessing based on the home’s age alone.
Energy Trust of Oregon offers per-square-foot incentives for attic, wall, and floor insulation to qualifying utility customers, and enhanced or no-cost weatherization programs are sometimes available for income-qualified or rental households. We’ll walk you through what you qualify for during your assessment.
We’re a licensed Oregon contractor (CCB #245539) that treats insulation and air sealing as building science, not a one-afternoon add-on. For a city where most homes predate modern energy codes by decades, that distinction is usually the difference between a project that lowers your bills and one that just makes the attic look tidier.
