Insulation without air sealing is like wearing a warm coat full of holes. That holds true across a lot of Lake Oswego, where the city’s own housing analysis shows most homes date to the 1970s and 1980s, built before current energy codes and often since expanded with additions that don’t always match the original insulation and sealing work.
What that means day to day: rooms that never quite match the thermostat, especially in additions or bonus spaces added after the original build, drafts around older windows and doors, and a heating system working harder than it should. Adding insulation without addressing air sealing underneath it rarely solves the problem on its own. We treat the two as one job because that’s how building science works.
Our crews handle attic insulation (blown-in cellulose or spray foam, depending on the space), wall cavity insulation, floor and crawlspace insulation, crawlspace encapsulation where moisture is a factor, and air sealing around outlets, windows, plumbing penetrations, and ductwork. We diagnose before we recommend: a blower door test measures how much air your house is actually losing, and infrared imaging shows exactly where insulation is missing or has settled, which is especially useful in homes with additions where insulation coverage can be inconsistent from one section of the house to the next.
Energy Trust of Oregon offers per-square-foot incentives for attic, wall, and floor insulation to qualifying utility customers, and enhanced or no-cost weatherization programs are sometimes available for income-qualified or rental households. We’ll walk you through what you qualify for during your assessment.
We’re a licensed Oregon contractor (CCB #245539) that treats insulation and air sealing as building science, not a one-afternoon add-on. In a city where homes are frequently expanded and remodeled, matching insulation and air sealing to the house as it actually exists today, not just as it was originally built, is usually what makes the difference in comfort and bills.
