Estacada’s mix of older homes near the historic dam-era core and newer construction further from downtown means no two houses lose energy the same way. A home performance assessment is how you find out what’s actually happening in your specific house before spending money on equipment.
What we test. A blower door test measures exactly how much air your home is losing and where. Infrared imaging shows where insulation is missing, thin, or has settled since it was installed. We also check airflow and humidity levels, and screen for combustion safety issues like backdrafting appliances, both especially relevant in a town bordered by forest and river on multiple sides.
Jumping straight to new equipment without an assessment is how homeowners end up with a system that’s oversized, undersized, or fighting a leaky building envelope it was never going to fix on its own. An assessment tells you what to prioritize, whether that’s air sealing, insulation, or the HVAC system itself, based on where your home is actually losing energy and money.
A written report identifying air leaks, insulation gaps, HVAC inefficiencies, and any indoor air quality concerns, along with a prioritized list of next steps. That report also documents what you’ll need to qualify for Energy Trust of Oregon incentives or financing on future upgrades.
Assessments range from $450 to $600 depending on your home’s size and scope.
We’re a licensed Oregon contractor (CCB #245539), and our founder’s background is in construction policy and housing programs, which shapes how we approach a house: as a system, not a collection of separate appliances.
